The 40 yard container in Jackson
The 40 yard is a job-site container. Eight-foot sides mean it is loaded by machine or by a crew throwing from height, and 22 feet of length means it needs a lot or a long drive, not a house driveway. Warehouse strip-outs, apartment turnovers, retail build-outs, commercial roofs — that is where it lives. It holds roughly 230 to 250 standard bags.
It is light, bulky debris that justifies the 40: packaging, framing, fixtures, furniture from a whole building. Heavy demolition rubble fills the weight allowance long before the box looks full, so we usually run it alongside a smaller container for concrete, brick and dirt.

Property managers turning over a block of apartments, contractors gutting an interior before a build-out, retailers clearing a store for a new tenant — those are the regular 40 yard customers. Commercial demolition in Mississippi comes with paperwork: MDEQ wants the building inspected for asbestos by MDEQ-certified inspectors, and a notice filed 10 working days before any regulated demolition, whether or not asbestos is found. Asbestos never goes in a roll-off. We will ask what the building is before we quote.
Jackson's code also puts the cleanup on the people doing the work: contractors, builders and remodelers have to keep their sites free of litter and remove the rubbish during and right after the job (Sec. 106-89). A 40 on site, swapped on schedule, is how big jobs stay on the right side of that.
Access and placement for a 40 yard
The truck needs a straight, level run of about 60 feet — more if it has to turn — and overhead clearance for the lift. On a job site we place it where the crews can work around it. A 40 that has to sit in a public street needs the city's say-so: in Jackson that is written authorization from the City's engineering section or the building inspector (Sec. 110-21); Ridgeland's code bans containers in streets outright (Sec. 94-1); Canton bans obstructing any street, sidewalk, curb or alley (Sec. 29-3). Each town page says what that city's code asks for.

On your own driveway or lot in Jackson we found no City permit for a roll-off; in a street, alley or sidewalk the City Code makes containers unlawful (Sec. 110-61) unless building work has the City's written authorization for part of the street (Sec. 110-21). Rarely. It needs a lot, a long drive or a street placement with the city's OK. For houses, two 20s or a 30 usually work better.
How do you load a 40 yard?
By machine or by crew. The sides are eight feet high, so hand loading from the ground is slow — plan for a skid steer or a ramp.
Can I put concrete in a 40 yard?
Not as the main load. Five to six tons is included and concrete hits that at a fraction of the volume. Book a 10 yard loaded level for rubble alongside the 40 for everything else, or ask us for a split-load plan.
